Why a Seller Should List With a Broker


Consider some of the following reasons why it is wise to list your property with a broker versus trying to sell it yourself. Most statistics on this subject show that listed properties sell faster and at a higher price after commissions than those for sale by owner.

( 1 ) A sale of a property is a legal transaction of significant importance. If it is not processed properly the results may be a cancelled sale, liability lawsuits or delays that may cost allot of money and time.

( 2 ) A real estate agent is a trained professional in his field whose responsibilities are to make sure that all conditions of a sale are met and the appropriate documentation is done and sent to the notary. This protects the rights of both the buyer and seller in a transaction.

( 3 ) An agent’s task is to market your home in a manner that will bring the greatest number of qualified buyers to visit your property. Through advertising, MLS listings, Internet and several other personal methods that can reach prospective buyers that would be impossible to do by yourself.

( 4 ) It is the agent’s responsibility to do the follow-up after a sale and make sure all documentation is correct and submitted to the notary in time for the agreed signing date.

( 5 ) An agent will co-ordinate with the seller times and dates for visits from prospective buyers at your convenience.

( 6 ) An agent should give the seller an update of a visit as soon as he receives the feed back. This will give the seller an idea of what buyers like or dislike about the property.

( 7 ) Potential buyers as a rule feel uncomfortable when the owner is present while viewing a home. Homeowners also don’t like to hear comments about their property that are negative. The agent makes the buyers at ease and can transmit any comments to the seller in a more diplomatic fashion.

( 8 ) Finally, an agent will help solve any problems that may arise during a transaction. He has a greater number of resources at his disposal than the seller does by himself.
